Living in Santa Clarita

Thirty-five miles from downtown, and a different way of living

The Santa Clarita Valley sits just north of the San Fernando Valley, close enough to Los Angeles that plenty of people commute in, and far enough that the pace genuinely changes when you get here. Open space at the edges, real neighborhoods in the middle, and a set of communities that look similar from the freeway and feel nothing alike once you live in them.

That last part is what people underestimate. The difference between Stevenson Ranch and Canyon Country is not a few minutes of driving — it is a different housing stock, a different price per square foot, a different commute and a different weekend. Choosing well means understanding those differences before you fall for a listing photo, and that is most of what I do.

Why work with Cory

Straight answers, and the homework done before you need it

No awards to recite and no production numbers to wave at you. Just a clear account of how I work, so you can decide whether it is what you want.
  • 01

Local depth, not a wide map

I work the Santa Clarita Valley specifically. That means I know which streets back onto the freeway, which tracts carry a special assessment, and which floor plan sells for more than the one next door. That kind of detail only comes from working one market closely.

  • 02

    You will hear back

Calls, texts and emails get answered quickly, in whatever channel you prefer. In a market where good listings move in days and offers have short fuses, responsiveness is not a courtesy — it is a material advantage.

  • 03

    Negotiation grounded in evidence

Before we write or counter anything, I pull the comparable sales and read the property history, then show you the reasoning. A position you understand is one you can hold when the other side pushes back.

  • 04

    The brokerage behind the work

RE/MAX Gateway brings the transaction infrastructure, compliance support and referral network. You get that backing, but the relationship — and the accountability — stays with me.

Listings are provided for the visitor's personal, non-commercial use and may not be used for any purpose other than to identify prospective properties. Life here

What a week in Santa Clarita actually looks like

Schools, errands, dinner, weekends. The everyday texture of a place matters more to how you feel about a move than any single feature of the house.
  • Stack of schoolbooks and colored pencils on a desk

    Schools

Attendance areas in this valley change from tract to tract, and more than one district serves the communities here. Send me an address and I will confirm the current assignment with the district rather than guess.

  • Interior of a bright, well-merchandised clothing boutique

    Shopping

Everyday errands cluster along a handful of retail corridors, with a mix of national anchors and independent shops. Most neighborhoods put a full grocery run within a few minutes.

  • Plated dish being served at a restaurant table

    Restaurants

The dining scene has grown up considerably — Old Town Newhall in particular has become a real destination for an evening out rather than just a place to grab dinner.

  • Friends raising glasses together at a gathering

    Events

Farmers markets, seasonal street festivals, concerts in the parks and community celebrations run through the year. It is one of the things people notice most after moving here.

  • Wildflowers blooming across an open field

    Outdoors

Open space, canyon trails and connected paseo paths mean you can get outside without getting in the car. Spring in the surrounding hills is genuinely worth planning around.

  • Group of cyclists riding together on an open road

    Recreation

Youth sports leagues, aquatics, cycling routes and community recreation programs are all well established here, and they are a big part of how families meet their neighbors.
