Downsizing questions, answered
Should I sell first or buy first?
It depends on your equity, your financing options and how much uncertainty you can live with. Selling first with a rent-back is often the lowest-risk path; buying first can make sense when you have the means to carry both briefly. We will map both against your numbers rather than defaulting to either.
Will I owe capital gains tax on the sale?
There is a federal exclusion on gain from the sale of a primary residence for sellers who meet the ownership and use tests, but the details, the limits and your basis all matter. I am not a tax advisor and will not pretend otherwise — bring your CPA in early, and I will provide whatever documentation they need.
Can I transfer my property tax base to my next home?
California has provisions that allow certain homeowners — including those over fifty-five — to transfer a property tax base to a replacement residence, subject to specific conditions. It can be worth a great deal of money annually, so it should be verified with the county assessor as part of your planning rather than assumed.
What if I am not ready to move yet?
Then we do not move. Plenty of my downsizing conversations start a year or two before anything happens, and that is genuinely fine. Knowing the numbers early makes the decision easier when you are ready, and there is no obligation attached to a conversation.
